FOUNDATION
A. FOUNDATION FOOTING: A continuous poured concrete footing with 3000 psi standard mix concrete to a minimum depth of 12" and a minimum width of 20". Reinforced with #4 rebar.
B. WALLS
Poured Basement Walls: 3,000 psi concrete. The minimum standard basement wall height is 8 feet (+/- 6") from the basement slab to the bottom of the first floor framing.
C. CONCRETE SLABS
- Basement: Smooth finished 3000 PSI concrete reinforced with fibermesh, micromesh, or 4" welded wire mesh over a poly vapor barrier. Grade beams located and reinforced per plan. There are no control joints.
- Garage: Smooth finished 3000PSI concrete reinforced with fibermesh, micromesh, or 4" welded wire over a poly vapor barrier. There is a water break at the garage door(s).
D. WATERPROOFING: Basement: Polymer-modified asphalt membrane; 4" slotted drain pipe installed at the base of the foundation, covered with # 57 stone and run to daylight.

FRAMING
A. SILL PLATE: Pressure treated lumber rated for the contact with masonry and anchored to the foundation with straps, anchor bolts or approved mechanical fasteners.
B. FLOOR JOIST & BAND: Engineered floor trusses.
C. SUB FLOOR: 3/4" ASE plywood or 3/4" Advantech engineered plywood. Floors are glued, nailed and screwed.
D. WALLS: "Standard and better" grade or equivalent studs spaced maximum of 16" on center with a double top plate. Nine-foot first floor height and 8' second floor height. Walls are braced with metal "T" wind bracing and/or 7/16" OSB at corners.
E. SHEATHING: 7/16" OSB where required for bracing.
F. CEILING / ROOF: Engineered trusses or "stick-built" roof depending on plan.
G. ROOF DECKING: 7/16" OSB with plywood clips.
H. BORACARE: Termite treatment spray.

ROOFING
A. UNDERLAYMENT: #15 asphalt impregnated felt.
B. SHINGLES: Class A fire rated, Atlas Chalet 3-tab self-sealing shingles with a 25 year rating, or better.
C. VENTILATION: Ventilation will be provided by roof vents, combined with continuous soffit vents.

INSULATION
A. R-13 BATTS: Exterior walls, walls adjacent to unheated spaces and the interior fireplace walls.
B. R-19 BATTS: Floor systems of finished rooms over unfinished basements and garages; cantilevered floors, bay floors and sunporch floors; knee walls in bonus rooms; sloped ceilings; attic areas with flooring and walkboards and attic areas that are inaccessible for blown insulation after drywall insulation.
C. R-30 BLOWN: Attic spaces over flat ceilings.

A. OPERATIONAL: Double hung, Low E insulated glass, wood tilt-out sash for easy cleaning, and full window screens with aluminum frames.
B. ARCHITECTURAL WINDOWS, SIDELIGHTS AND TRANSOMS: Insulated glass in a wood fixed-sash.

A. GARAGE DOORS AND OPENERS:
- Garage Doors: flat panel doors
- Openers: One transmitter per parking bay. Each door is equipped with a photo-sensor.
B. FRONT DOOR: 3/0 x 6/8 fiberglass six panel door with simulated wood grain. White weather stripping and adjustable aluminum threshold.
C. SIDE AND REAR DOOR: Insulated fiberglass doors with Low E insulated tempered glass.

G. FLOOR COVERING:
- Hardwood Floors: Standard 3/4" red oak tongue and groove strip flooring (#1 or better) job finished. Standard on entire first floor with 15# felt vapor barrier.
- Carpet: Allowance of $14.50/sq. yard (carpet, 6# pad, and installation).
H. APPLIANCES: 30" stainless gas stove; 30" stainless microwave; and stainless dishwasher.
